Project Manager – Large Commercial Interiors & Tenant Improvements
Kirkland, WA
Our client is an employee-owned general contractor focused on large-scale commercial interiors — and they’re looking for a TI Project Manager to bring their TI experience to the team.
In this role, you'll manage a variety of projects including office, life sciences, and industrial spaces, with a focus on large-scale tenant improvements in the $5–10M range. You'll be responsible for overseeing the full project lifecycle — estimating, preconstruction, value engineering, logistics planning, financials, procurement, and closeout.
The ideal candidate has at least 5 years of experience managing commercial construction projects, with a strong background in tenant improvements and the ability to juggle multiple jobs at once.

Project Manager Responsibilities:
• Lead multiple ground-up development projects from permitting through final occupancy, with full responsibility for schedules, budgets, and quality.
• Estimate all assigned projects, from conceptual budgeting through hard bids, including scope breakdowns, subcontractor coordination, and pricing.
• Drive the full project lifecycle — sell, estimate, schedule, manage, and oversee every aspect from start to finish.
• Guide and motivate your team, subcontractors, and vendors to deliver high-quality results on time and within budget.
• Interpret plans and specs to align work with project requirements.
• Maintain site safety, cleanliness, and compliance by working closely with field teams.
• Handle permitting, utility coordination, and owner-provided scopes.
• Manage RFIs, submittals, and change orders with clarity and urgency.
• Coordinate with local jurisdictions to secure timely inspections and approvals.
• Maintain strong relationships with architects, engineers, clients, and subcontractors.
• Review and approve subcontractor pay applications, collaborating with accounting on monthly billings.
• Provide regular, accurate updates to stakeholders and leadership.
• Identify cost-saving opportunities while upholding quality standards.
TI Project Manager Qualifications:
• 5+ years’ experience in managing commercial construction projects / tenant improvements
• BA or BS in Construction Management or equivalent experience.
• Ability to operate MS Office Suite, estimating software, on-screen take off, Bluebeam, MS Project
• Demonstrated ability to create new and build upon existing client relationships.
• Demonstrated ability to work under pressure and prioritize and multi-task while managing all aspects of current projects and estimating of future ones.
• Self-starting, self-motivated, effective time manager.
• Organized and detail-oriented.
• Ability to collaborate with clients, consultants, subcontractors and suppliers.

Compensation: $145,000 – 160,000 + Bonus (DOE)
